Profiles - Orange County Oceanside
Oceanside is a thriving community that provides all the conveniences
of a modern city without the disadvantages. Located just 16 miles
from Orange County and 35 miles north of San Diego, Oceanside offers
a unique combination of outstanding location, well-priced available
homes and multiple resources. California's main highway, Interstate
5, runs through Oceanside, as does Highway 78, which provides southeast
access to Interstate 15. Highway 76, which runs northeast, also
provides access to Interstate 15. The population is 173,303 and
the median age is 33.8 years.

Vista
This bedroom community, located inland from Oceanside has a population
of 95,523. There are a large number of parks, high-scoring schools
and a variety of housing choices. With a mix of old and new, and
styles of four decades, homes are built on hills and mesas and there
is a “country” feel” in most parts of the city.
It is a town with tucked-away neighborhoods and many homes are situated
on large lots or acres of land. In the past couple of years, many
new shopping centers and restaurants have been developed. Additionally,
more than 600 new businesses have moved or opened in Vista within
the past five years.

Carlsbad
With a population of 90,27, spread over 42 square miles,
Carlsbad is bordered by two lagoons, Buena Vista and Batiquitos.
These lagoons are major way stations for birds migrating up and
down the coast. The community has great beaches, wonderful weather,
two world-class resorts and Legoland. It supports economic development
yet sets aside 40 percent of its land for open space. Carlsbad has
a commuter train and the busiest single-runway airport in the nation.
A great place to live, with miles of beaches, a wide variety of
housing options, terrific shopping, a world-class public library
and good schools.

Encinitas
Located 35 minutes from Orange County in the north and downtown
San Diego in the south, Encinitas has an approximate population
of 60,000. The city is characterized by coastal beaches, cliffs
and rolling hills. The city was incorporated in 1986, drawing together
the communities of New Encinitas, Old Encinitas, Cardiff-by-the-Sea,
Olivenhain and Leucadia. There is a significant flower growing industry
in the City and many people claim that Encinitas is the Flower Growing
Capital. Downtown is a coastal shopping district over 100 years
old featuring historic architecture, quaint shops, sidewalk cafes
and restaurants framed by beautiful flower baskets.

Bonsall
Bonsall is located in the rolling foothills along San Luis Rey River,
off Highway 76 and 12 miles east of the Pacific Ocean. With a population
of only 10,000 over 32 square miles, its rural, equestrian, small
town charm, cool summers and mild winters have turned many passer-by
travelers into full-time residents. In this community you will find
modest homes and opulent mansions on several acres. Equestrian trails,
avocado and citrus groves and wide open spaces add to the ‘out-in-the-country’
feel of Bonsall. Downtown San Diego and Orange County are approximately
45 minutes away.

San Marcos
Located 12 miles east of the Pacific Ocean, San Marcos has a small
town informality despite the 67,133 residents in almost 23 square
miles. Hiking, camping and biking enthusiasts have initiated the
development of hiking and bike trails. Education has become a benchmark
for the city, boasting an award winning School District (7 California
distinguished schools), Palomar Community College and California
State University San Marcos. Nearby Lake San Marcos is a popular
retirement community.

Pauma Valley
Pauma Valley is a lush agricultural center located an hour from
downtown San Diego or Orange County. There are miles of miles of
citrus trees and the valley is home to some of the best orange groves
in Southern California with most of its fruit going to Sunkist..
Also located in the valley are avocado groves and one of the largest
nursery operations in the country. There is also the Pauma Valley
Country Club, a private residential community with a Robert Trent
Jones course and estate homes. Pauma Valley is a great place to
buy a second home or a retirement home, and many are situated on
acres of land with gorgeous valley and mountain views.
